House Prices Remain Stable, But Demand Is Growing

House prices in September remained mostly stable nationwide, but a continued increase in demand is still making an impact.
While the national average house price may have decreased last month (largely due to London prices falling for the first time in 8 years), the average house price in Yorkshire and Humber has somewhat increased. Up 0.4%, the average price has risen to £151,482 over the last quarter, and similar figures are being seen on a regional basis across the UK.
According to September’s RICS UK Residential Market Survey, the increase in house prices is a result of the number of houses available on the market not meeting demand.
Although the number of houses up for sale may have slightly increased last month, numbers are still close to an all-time low with estate agents only having an average of 43 homes on their books.
Alex McNeil, of Bramleys Estate Agents in Huddersfield, commented: “The market remains subdued primarily as a result of there being limited new stock becoming available over a sustained period of time. There remains an overall satisfactory underlying demand and there is a feeling that there is a latent demand building.”
