The benefits of timber frame construction

Most new homes built by Yorkshire property developer Eastwood Homes are constructed using timber frames. Here, Managing Director Michael Eastwood explains what the benefits of timber frame construction are.

Although timber frames require a high level of onsite supervision during construction, this is due to the exacting standards that are required to ensure it is constructed accurately, to the factory specifications. 

Pre-fabricated frames are designed and made in a factory before they get to site, which means that when they do arrive they can be put together very quickly and simply - think of it like Ikea flat pack for professionals!

Speed
The typical construction time for a brick and block house is weeks, sometimes months, however with a timber frame this can be reduced to just days.

Also many trades that need access to the interior of the house, such as electricians and plasterers, are unable to work in exposed weather conditions meaning that the house has to be watertight before work can commence. 

Roof and timber frame now complete.With a timber frame house these trades can start much earlier in the process, as outer brickwork can be constructed at the same time as internal areas are being fitted out due to the watertight timber frame.

Thermal Performance
Insulation is contained within the depth of a timber frame constructed home and perform well when it comes to the amount of heat lost through air leaking from the building. This is because timber frames are sealed to prevent moist air entering the structure.

An added benefit is that a home with a timber frame will heat and cool quicker meaning that it will not take as long to warm when the heating is turned on.  So you won’t have to have the heating set to come on 2 hours before you get up on a morning!

Environmentally Friendly

  • Carbon dioxide (C02): This is a major cause of the greenhouse effect which leads to global warming. Trees lock C02 in their wood which is retained throughout the wood’s existence. Use of timber as a building material encourages the growth and expansion of sustainable forests.
  • As long as trees are planted to replace those used, the resource is continuous. Bricks, blocks and concrete are extracted from the earth and will ultimately run out.
  • Less C02 producing processes are also used to create a timber frame house and it is 100% recyclable. Steel for example has to be mined, transported, and combined in factories that also produce waste.

Each timber frame home built by Eastwood Homes is then clad in traditional Yorkshire stone and finished to the highest quality standards.
